- · Damage or excessive cleaning is charged to the card on the booking.
- · Abuse of other guests or our team ends your stay. No refund.

Is there really no reception?
Correct. Your door codes arrive on your phone before check-in. If something goes wrong, chat support answers in seconds and a human takes over if the bot can't fix it.
Are rooms private?
Yes. Every KIP room is a private room with a lockable door. No dorms, no bunks, no strangers.
Is there breakfast?
No, and you're not paying for one. There's a shared kitchen, smart fridges and a vending wall open 24/7.
Can I stay for weeks at a time?
Yes. Contractors and key workers make up most of our Monday-to-Thursday guests. Weekly rates and VAT invoices are standard — see Work stays.
What do I need to check in?
A phone and a valid photo ID. You verify once, on your phone, from anywhere.
